§ 16-388. Other yard modifications.

  • (a)

    Where through lots occur, the required front yard setback shall be provided on both streets.

    (b)

    With the exception of pedestrian access walkways, architectural features such as open or enclosed fire escapes, steps, outside stairways, balconies and similar features, decks and uncovered porches may not project into any required setback. Uncovered decks, uncovered porches and stairs may project one-half the distance into any required rear yard in the R-1, R-2, R-3, and R-4 districts. Uncovered steps may project into the front and rear setback by one-half of the setback requirement to adjust for the increased height above base flood elevation. Sills, cornices, eaves, gutters, heating and air conditioning units and similar items may not project into any required setback more than 30 inches. The dimensional requirements of this article shall be complied with in all respects, except that under the specific conditions as outlined in this article the requirements may be waived or modified as stated.

    (c)

    Pedestrian access walkways in compliance with CAMA regulations are permitted across any setback area.

    (d)

    When commercial lots are used for residential purposes, setbacks shall be the same as for similar residential property and shall be specified by the zoning officer.
